Brookhaven houses: the full list and how to claim one

You claim a house from any plot marked Vacant, and most of Brookhaven's houses are free. Once you have spawned a house, it is yours to customize and decorate!

How do I claim a house?

Open the houses menu from the right-hand sidebar and look for a plot marked Vacant. Go to it, claim it, then pick which house you want on the plot.

You can spawn one property at a time. Swapping puts you on a 10 minute cooldown before you can swap again. Optionally, you can remove that wait time if you have VIP.

Which Brookhaven houses are free?

Most features including houses are free to access in Brookhaven!

Free ones worth trying: the Tree House, the Trailer House, the Family House, the Suburban House, the Garden House and the Gamer's House.

The motel rooms are free, and so are several apartments including Crimson View, Open-Concept and the Music Studio.

If you want to stand out more, those come with game passes:

• Penthouse. The rooftop penthouse lot, with the best view in town.
• Premium. Premium houses and house pools, plus a set of exclusive vehicles alongside them.
• Land Unlocked. The rare plots: Lake House, Eagle View, Gold Ranch, Lake Side, Hidden Valley, Paradise Island.
• Estates Unlocked. The large estate lots north, south and on the island, big enough for mansions, hotels and parks.

How do I move furniture in my house?

Props Edit Mode. You can move, rotate, raise, lower, duplicate and delete anything, and there's a stacking mode for lining things up on a grid.

You can also change the color and texture of props, which arrived alongside a batch of new building props.

Resizing props and turning collisions off are private-server features.

Does my Brookhaven house save?

Yes, but you have to do it yourself. There's a save option in the house menu that stores your settings and prop placements. Get into the habit before you spend an hour building.

Everyone gets one save. Extra save slots let you keep more than one build and switch between them. They're sold separately from the game passes and they sit on the game passes page with everything else that costs Robux.

Private server owners get something different again: server-wide prop saving across three slots, which stores the whole server's layout rather than one house.

Can I control who comes into my house?

Yes, and this is the part most people miss.

• Lock Doors. Keeps people out.
• Roommate. Click a player to let them through your locked doors.
• Family. Works like an automatic roommate. Family can't be banned.
• House Ban. A barrier only the banned player can see.
• Windows. Privacy.

Move house and the access settings reset. Locks, roommates, bans, all of it. You set them again on the new one.

Do all Brookhaven houses have a safe?

Most do. So do the apartments and the estates, and Town Hall has one as well. A few properties do not.

Each one is hidden differently, usually behind a button or a false wall rather than out in the open, and there is no master code. We are not listing the locations here, because finding them is the point. For the method, and for the safes that sit outside houses, see the Easter eggs guide.

What are some good Brookhaven house ideas?

Pick the house that fits the story you want to tell rather than the biggest one you can afford. Some of the best builds in town are in the Tree House and the Trailer House, because a small space makes you think harder about it.

Three that work:

• A café conversion. Take an open-plan apartment, put a counter across the middle, chairs on one side, kitchen behind. Now you have somewhere for people to come to.
• A shared house with rules. One bedroom each, a communal kitchen, and everybody has to knock. Works best with the Family setting on.
• A shop. Pick one thing to sell, whether that's cars, clothes or cakes, and build the whole space around it.
